Coinbase and Better Roll Out Crypto-Backed Mortgages for Homebuyers

Coinbase is teaming up with Better Home & Finance Holding Co. to introduce a new mortgage solution that allows crypto investors to leverage their digital assets as collateral when purchasing a home.

The offering is built as a conforming loan backed by Fannie Mae, aligning it with traditional mortgage standards while integrating digital assets into the process. Eligible borrowers can pledge holdings such as Bitcoin or USDC to cover their down payment, eliminating the need to liquidate assets and potentially trigger capital gains taxes.

The initiative targets a major hurdle in homeownership: upfront costs. Many prospective buyers struggle to gather sufficient cash for down payments despite having wealth tied up in investments. By allowing crypto to serve as collateral, the program aims to unlock that dormant capital and streamline the path to buying property.

Instead of selling assets and navigating complex tax implications, users can transfer their crypto from Coinbase into a custody arrangement with Better while maintaining ownership. In the case of USDC, borrowers can even continue earning rewards on their holdings during the loan period.

The structure also introduces stability features uncommon in crypto-linked lending. Loan terms remain fixed regardless of market volatility, meaning a drop in Bitcoin’s price won’t trigger margin calls or force additional collateral. Liquidation only becomes a factor if a borrower falls significantly behind on payments—similar to traditional mortgage defaults.

However, this flexibility comes at a cost. Interest rates for these crypto-backed mortgages are expected to sit slightly above standard 30-year loans, with premiums varying based on borrower profiles.

The move signals a shift away from niche, high-net-worth crypto lending toward more accessible financial products. While earlier crypto mortgage offerings often focused on affluent buyers, this approach is designed to appeal to everyday consumers looking to bridge the gap between digital wealth and real-world housing needs.

By blending traditional mortgage frameworks with blockchain-based assets, Coinbase and Better are positioning crypto not just as an investment—but as a functional tool for everyday financial life.
